How Many ADUs Can This Lot Fit?
The short answer
Most California lots qualify for at least one ADU — and many qualify for a junior ADU on top of it. If the lot already has a duplex or you can add one under current state law, the unit count climbs fast.
What actually caps the number
Three things decide how many units fit:
- Lot size and coverage — how much footprint you can build after setbacks.
- State law overlays — SB 9 lot splits, ADU/JADU allowances, density bonuses.
- Utilities — whether existing sewer, water, and power can carry the load.
Zoning tells you what's allowed. Feasibility tells you what's buildable and worth building. They're not the same number.
